How Much For Painting 3, 4 or 5 Room HDB Flat?

The cost of painting HDB flats in Singapore range from $600 to $1, 500. Below are the price range for the different types of HDB flats in Singapore:

3 Room HDB – $600 to $1,100

4 Room HDB – $700 to $1,250

5 Room HDB – $900 to $1,300

For 3 Room HDB, you are able to choose 2 different colours for the walls, and white for the ceilings.
For 4 and 5 Room HDB, you are able to choose 3 different colours for the walls, and white for the ceilings.

If you need more colour for the walls, it will be $50 to $100 for 1 colour add on for the price range above.

Why is there a price range for different HDB flats?

It is because we need to find out what type of paint and the condition of the walls first before we can give an actual quotation for you. When Do You Need Sealer For Painting in Singapore

Sealer or primer is primarily used when you are living in a new home (meaning you are the first owner), or when you have a wall that is prone to moisture, will you need sealer or primer for wall or ceiling painting services.

From our painting experiences, most of the Singapore homes will not really require sealer, but we do have some customers insisting on using sealant for their walls and our painting contractor will sometimes insist in using after the on-site viewing for painting. Here are our advise when you need to use sealant:

1) New Homes or House. Why new homes or houses need to use sealer is because sealer will neutralise the alkali on the walls before painting.

2) Moist Walls or Ceilings. Have you ever had your walls paint and after few months later, there are stains on your newly painted walls or ceilings, or even start to peel off? It’s a common sight and we had this experience before. When this happens then you will need to use the sealant to prevent the moisture from attacking the new paint over again.

3) Old Homes or Houses. This is when the homes or houses are over 20 years old then use the sealer.

There are two types of sealer, oil based sealer and water based sealer. Click on the links to find out which is more suitable for you.

4 Room HDB: $350 (water based), $400 (oil based)

5 Room HDB: $450 (water based), $500 (oil based)

Is Our Painting Company HDB Recognized?

The answer to the question above is no. We do not need to receive any recognition from the HDB departments in order to paint HDB flats, be it interior or exterior. Most of the painting contractors or companies are not recognized in Singapore. I have not heard before that HDB department recognized any painting companies in Singapore.

As long as we do not tear down any walls in the HDB flat, we are not required to have any license or recognition from the HDB boards.

This was asked by a customer inquiring on painting services yesterday, so I found it good to share with you all.  However we are a private limited company and we are accountable to our clients and the S’pore Govt (if you know what we mean!) :)

Why Condo Painting Is More Expensive Than HDB Painting

A lot of enquiries on why condo painting services is more expensive than HDB. Here are the 3 main reasons why:

1) Renovation works are not allow after 5pm, and that includes painting services too. As Condo is a private estate, wanting to make sure that the condo residents are not disturb when they return back from work. They have this rule for all the renovation works and painting services. But for HDB flats, as long as its not disturbing the neighbors (with noise), it should be fine.

2) Painters are paid daily. Because of the work time limit enforce by the private condos, we are not able to work longer than the HDB flats. Thus adding to one or two additional day of work, which will be incur in the painting services costs.

3) Condo walls may be higher. This is also the reason why its more expensive. With additional area, meaning buying more paint to cover the additional area (in terms of height). As most of Singaporeans live in HBD flats (around 90%), we decided to go into HDB topic first. A lot of inquiries come from our past customers asking about the cost for painting their HDB home. I guess you are one of them, if not you will not be reading this now.

Generally, Singapore HDB flats are measured in square meter or square feet, depending on how many rooms you have. Here is the breakdown on the cost range of HDB flats:

  • 3 Room HDB : Sing$600 ~ 1,100
  • 4 Room HDB : Sing$700 ~ 1,250
  • 5 Room HDB : Sing$1,000 ~ 1,300

Why is there a price range in every HDB category? Below are the breakdowns of the reason:

  1. Different Price For Different Types Of Paint – We use Nippon “Matex” for homes, “Matex” cost around Sing$20 ~ 25, whereas the other types of paint like “Odorless”, “Easy Wash with Teflon”, etc, will have at least Sing$65 and above. The difference of price is dependent on your choice of paint types.
  2. Newer Flats Tend To Be Smaller, Older Flats Tend To Be Bigger – As you realise that the older flats are much bigger than the newer ones. At one time, my friend who lived in a newer flat came to my house (older flat) using the toilet, commented that my toilets are much bigger than his. By the way, the new HDB flat designs are based on Hong Kong style.
