How Much For Painting 3, 4 or 5 Room HDB Flat?

The cost of painting HDB flats in Singapore range from $600 to $1, 500. Below are the price range for the different types of HDB flats in Singapore:

3 Room HDB – $600 to $1,100

4 Room HDB – $700 to $1,250

5 Room HDB – $900 to $1,300

For 3 Room HDB, you are able to choose 2 different colours for the walls, and white for the ceilings.
For 4 and 5 Room HDB, you are able to choose 3 different colours for the walls, and white for the ceilings.

If you need more colour for the walls, it will be $50 to $100 for 1 colour add on for the price range above.

Why is there a price range for different HDB flats?

It is because we need to find out what type of paint and the condition of the walls first before we can give an actual quotation for you. The range given above are the average price range of most of the HDB flats in Singapore. Door Painting: How Much Do We Charge

Door painting has been part of our services in our company. Most painting companies in Singapore do offer this as well.

Here are how we charge for painting or lacquering of the doors:

Painting of door will be $40 to $50 per door.

Lacquering of door will be $30 to $40 per door.

Do note that the prices above are not included in our painting services price range. This is the average price range for doors in Singapore. There are contractors pricing it more expensive than most of the painting contractors, so do be careful if they are over this price range.

And of course the painted doors that are done by us will still have the 2 year painting warranty with us.

Important: Door painting is an add on service to our painting services, so we do not take up painting of doors alone only.


Not All Landed Property Will Have 5 Years Warranty For Exterior Painting

For landed property owners, you will want to consider painting your house exterior every 5 years, as most of the exterior paints they give the 5 years warranty. That also explains why HDBs do a make over every five years.

But there is a slight problem for some landed property owners, especially for those living near the coastal lines or sea.

It is main due to the natural erosion called the sea water or salt water. Although the sea will not be the one hitting on the walls of the property, but the moisture or the vapor from the sea that will be the one causing the problem. It has been known that salt water increase the rate of erosion.

The exterior paints will not be able to last long, and why coastal properties tend to be so much more expensive than those more in lands and high in maintenance fees too. From our experience, the most it will last is 3 or 4 years depending on the situation too.

You might ask what happens for the interior wall painting? Is it the same as the exterior?

Yes it faces the same destiny as long as you are near the sea. So we are not able to offer the 2 year warranty for your interior painting as well.

Note: All painting contractors can give the 5 years warranty for your exterior wall, as long as it’s not near the sea. If they do not provide the 5 year warranty even if you live in land, don’t do not use them.

There are a lot of contractors trying to advertise to get you to take action during the June holiday. They promised to give extra painting related services in terms of voucher, just to have your name, mobile and email.

I must say that their marketing is catching on, BUT there is one thing to note is that you might be paying more than you expected most of the time. They will make you pay for the additional home services, with terms and conditions applied, which in the end you have to pay much more than you expected.

As I shared previously on unethical painting contractors in Singapore, how you can spot them and how YOU as the owner will suffer because of the un-professionalism in their work. But thank God the one that are having a advertising gimmicks is a very reputable company which charges a much higher painting services pricing than us.

I am not saying that do not use these painting contractors, what I am saying is that are they able to fulfill what is been requested by the owners, you? To paint according to what you want, to give assurance or even warranty after the painting services, that they will not have any additional hidden charges when they promised you in the first place that it is at this particular price.

To answer the question above, we are able to show you the real deal….

1) If we are not able to do according to what you want, we would not accept your painting job. Yes, why would we still want to hold on to something which we cannot deliver. We believe in quality, but we also know that different painting companies have different limitations.

2) We gave 2 years warranty for those who used our painting services, and most of our clients are assured by this along. There is not much painting company out there in Singapore willing to give this 2 year warranty claim.

3) No hidden charges from us. That is why we insist in doing an on-site viewing of your house, so that we are able to give you an accurate quotation. I do not blame the other painting contractors on giving you a quote that is price the least onwards, it’s because some clients insist on knowing, and expect us (the contractors) to give accurately.

What these clients do not know is that not all the houses are the same, the most we can give you is a range (from to what price). Beware of Unethical And Unprofessional Painting Contractors

I received a call today from a lady who has engaged a painting contractor, and the painter (1 painter) came yesterday with a beer bottle, drinking, started work for a while then disappeared for a couple of hours. He then came back again around 3pm to continue painting. All this time this one painter has only finished painting the ceiling of ONE room only.

For your info, this lady is about to be married next week and that the house painting is to be completed by tomorrow, so that some of the renovation can be done on time. But all this has to be delayed because the painting contractor was not a professional. I felt sorry for this lady, so I offered to help because she was in a bad situation because of the unprofessional behavior of the painting contractor.

It is our company policy that we try NOT to take up painting jobs from other painting contractors who did not do a good job on the owner’s house. But she seemed quite desperate and is in the marriage period, so I tried my best to help her in any way. So I promised that I will get back to her in less than an hour after my discussion with my partner. My partner agreed to help, so I called her straight away to offer the help, but we need to view the house first, before we can start work but only on the very next day.

But the husband was not agreeable because they are running out of time and decided to stick to the unprofessional painting contractor.

I must say that a lot of painting contractors and renovation contractors in Singapore are quite unprofessional in their work. That is due to using of cheap painting services in Singapore. I can be sure that there is not much of quality and warranty given to the owners from the cheap painting contractors.

I am not sure if the lady is paying a cheap painting contractor… what I do know is that they are not very professional in their painting work.

Painting Cost For Landed Properties

If you are living in a landed property like Semi-D, Terrace house and Bungalow, you may know that doing a painting job is very expensive for landed properties.

As most of the Singaporeans lived in HDBs or condos, the painting cost can be estimated range from our past work with thousands of HDBs and condo homes. You can view HDB painting costs and condo painting costs here.

The cost of painting a landed property can go as high as $15,000. It was due to a couple of reasons that made made it so costly.

Reasons Why Painting Landed Properties Are So Costly:

1) Exterior Wall Painting: This is the main reason why painting a landed property is so much costly than a HDB and condo. Because the exterior walls are subjected to weather, and thus corrosion is at it’s best with weather. As Singapore is a tropical island where raining occurs a lot of time throughout the year, with the strong sun acting on the exterior walls, all the more you need strong lasting paint that can protect your exterior wall. One thing to note is that the more sides u have for your exterior walls, the more it will cost.

2) Scaffolding: It’s part of the reason why exterior wall painting is so expensive is due to using of scaffolding for the landed properties. There are three types of scaffolding painting contractors generally use.

3) Two Or More Levels: Most of the landed properties in Singapore are usually 2 levels, though we have painted one and three levels properties before. It just means that there are more interior walls to paint. The more wall surfaces in your house the more labour and paint we have to buy. Some landed properties have lots of extra interior walls, thus increase in the cost as well.

I know that if I tell you that painting your landed property cost about $15K, you will not consider doing it. But the thing is that not all the landed property will reach that price either. For landed property we would actually insist on viewing before quoting, as we not able to give quote without physically view and access the whole landed property.

There is another thing, the usual practice in Singapore is that most of the exterior painting will come with 5 years warranty, but this will not be given if your landed property is near to the coast or sea side, as the air around the coast is very salty making corrosion speeds up. So if there is some painting contractor giving you a 5 year warranty when your property is near the coast, please do be careful.

Finally a nice exterior painting finish will definitely boost up the value of your landed property and help increase the perceived value to much higher.

When Do You Need Sealer For Painting in Singapore

Sealer or primer is primarily used when you are living in a new home (meaning you are the first owner), or when you have a wall that is prone to moisture, will you need sealer or primer for wall or ceiling painting services.

From our painting experiences, most of the Singapore homes will not really require sealer, but we do have some customers insisting on using sealant for their walls and our painting contractor will sometimes insist in using after the on-site viewing for painting. Here are our advise when you need to use sealant:

1) New Homes or House. Why new homes or houses need to use sealer is because sealer will neutralise the alkali on the walls before painting.

2) Moist Walls or Ceilings. Have you ever had your walls paint and after few months later, there are stains on your newly painted walls or ceilings, or even start to peel off? It’s a common sight and we had this experience before. When this happens then you will need to use the sealant to prevent the moisture from attacking the new paint over again.

3) Old Homes or Houses. This is when the homes or houses are over 20 years old then use the sealer.

There are two types of sealer, oil based sealer and water based sealer. Click on the links to find out which is more suitable for you.

What’s Included When I Used Your Painting Services?

A few times, the customers inquire what are the things included when they use our painting services Singapore. So here are the list of things to note:

1) Paint. Depending on the type of paint you want, and we will purchase them. Usually we will bring Nippon and ICI paint brochures for you to choose from. Do note that labor only painting services is no longer available, as we mostly find it too difficult to quote a fair price and also due to misunderstanding.

2) Moving of Furniture. This service is FREE when using our painting services. Just for your info, there are others out there charging additional of $100 to $200 for moving the furniture.

3) Protecting of Furniture. This is a MUST for all painting services in Singapore, and it’s part of the deal. If you find that some bad painting contractors are actually charging you for the furniture protection, you better get rid of him or her fast. By the way, we use the plastic drop cloth to protect your furniture while painting. It cost around $1.20 to $1.50 per item.

4) Painting of All Ceilings. All the ceilings in your house will be painted in Nippon Matex (white). This include the bathrooms and the kitchen as well (As both are usually tiled). If you need to use a better paint for the ceiling, there will be an additional charges.

5) Painting of All Walls. This is the basics of the painting services in Singapore. Unless owner do not need to paint a particular wall, we will not do according as request.

6) House Keeping. Lastly, once complete, we will do a house keeping, cleaning mopping the floors of your house. Owners usually do not need to clean again, unless they want to.

Once the above 7 items are done, we will let the owners inspect the house, once owner is satisfied with our service, we will hand over the home back to owner. It is then that the owners will have to make payment on the agreed price for the painting services.
