Painting Cost For Landed Properties
If you are living in a landed property like Semi-D, Terrace house and Bungalow, you may know that doing a painting job is very expensive for landed properties.
As most of the Singaporeans lived in HDBs or condos, the painting cost can be estimated range from our past work with thousands of HDBs and condo homes. You can view HDB painting costs and condo painting costs here.
The cost of painting a landed property can go as high as $15,000. It was due to a couple of reasons that made made it so costly.
Reasons Why Painting Landed Properties Are So Costly:
1) Exterior Wall Painting: This is the main reason why painting a landed property is so much costly than a HDB and condo. Because the exterior walls are subjected to weather, and thus corrosion is at it’s best with weather. As Singapore is a tropical island where raining occurs a lot of time throughout the year, with the strong sun acting on the exterior walls, all the more you need strong lasting paint that can protect your exterior wall. One thing to note is that the more sides u have for your exterior walls, the more it will cost.
2) Scaffolding: It’s part of the reason why exterior wall painting is so expensive is due to using of scaffolding for the landed properties. There are three types of scaffolding painting contractors generally use.
3) Two Or More Levels: Most of the landed properties in Singapore are usually 2 levels, though we have painted one and three levels properties before. It just means that there are more interior walls to paint. The more wall surfaces in your house the more labour and paint we have to buy. Some landed properties have lots of extra interior walls, thus increase in the cost as well.
I know that if I tell you that painting your landed property cost about $15K, you will not consider doing it. But the thing is that not all the landed property will reach that price either. For landed property we would actually insist on viewing before quoting, as we not able to give quote without physically view and access the whole landed property.
There is another thing, the usual practice in Singapore is that most of the exterior painting will come with 5 years warranty, but this will not be given if your landed property is near to the coast or sea side, as the air around the coast is very salty making corrosion speeds up. So if there is some painting contractor giving you a 5 year warranty when your property is near the coast, please do be careful.
Finally a nice exterior painting finish will definitely boost up the value of your landed property and help increase the perceived value to much higher.

When Do You Need Sealer For Painting in Singapore
Sealer or primer is primarily used when you are living in a new home (meaning you are the first owner), or when you have a wall that is prone to moisture, will you need sealer or primer for wall or ceiling painting services.
From our painting experiences, most of the Singapore homes will not really require sealer, but we do have some customers insisting on using sealant for their walls and our painting contractor will sometimes insist in using after the on-site viewing for painting. Here are our advise when you should need to use sealant:
1) New Homes or House. Why new homes or houses need to use sealer is because sealer will neutralise the alkali on the walls before painting.
2) Moist Walls or Ceilings. Have you ever had your walls paint and after few months later, there are stains on your newly painted walls or ceilings, or even start to peel off? It’s a common sight and we had this experience before. When this happens then you will need to use the sealant to prevent the moisture from attacking the new paint over again.
3) Old Homes or Houses. This is when the homes or houses are over 20 years old, it will be good to use the sealer.
There are two types of sealer, oil based sealer and water based sealer. Click on the links to find out which is more suitable for you.
Here are our price list for using sealer in HDB homes:
3 Room HDB: $250 (water based), $300 (oil based)
4 Room HDB: $350 (water based), $400 (oil based)
5 Room HDB: $450 (water based), $500 (oil based)
If you need help in deciding to use sealer, our painting contractors is able to advise you regarding painting your house, contact us for a no-obligation quotation.
What’s Included When I Used Your Painting Services?
A few times, the customers inquire what are the things included when they use our painting services Singapore. So here are the list of things to note:
1) Paint. Depending on the type of paint you want, and we will purchase them. Usually we will bring Nippon and ICI paint brochures for you to choose from. Do note that labor only painting services is no longer available, as we mostly find it too difficult to quote a fair price and also due to misunderstanding.
2) Moving of Furniture. This service is FREE when using our painting services. Just for your info, there are others out there charging additional of $100 to $200 for moving the furniture.
3) Protecting of Furniture. This is a MUST for all painting services in Singapore, and it’s part of the deal. If you find that some bad painting contractors are actually charging you for the furniture protection, you better get rid of him or her fast. By the way, we use the plastic drop cloth to protect your furniture while painting. It cost around $1.20 to $1.50 per item.
4) Painting of All Ceilings. All the ceilings in your house will be painted in Nippon Matex (white). This include the bathrooms and the kitchen as well (As both are usually tiled). If you need to use a better paint for the ceiling, there will be an additional charges.
5) Painting of All Walls. This is the basics of the painting services in Singapore. Unless owner do not need to paint a particular wall, we will not do according as request.
6) House Keeping. Lastly, once complete, we will do a house keeping, cleaning mopping the floors of your house. Owners usually do not need to clean again, unless they want to.
Once the above 7 items are done, we will let the owners inspect the house, once owner is satisfied with our service, we will hand over the home back to owner. It is then that the owners will have to make payment on the agreed price for the painting services.
Why Painting Of Ceiling Must Be Included?
These few months, a lot of people have inquired on painting of walls in their homes only. However, when we paint the walls it has to include the ceilings as well. The main reason is that it is impossible to not touch the ceilings.
You might ask that by using the masking tape to protect the outline of the ceilings, this would be protect the ceilings from being painted. But it will not be 100% protected, even though we use the masking tape.
Another reason is that once there is some stains on the ceiling with the new wall painting – even if we use the same colour for the ceiling – the colour will NO LONGER be the same as before. This is due to the fact that the old and the new paint for the ceilings are of different ages which you can see very clearly with your naked eyes.
The next reason is that, we know that home owners will not pay for the extra paint (for the ceiling) if there is stains on the ceilings. In order to for us to prevent this misunderstanding with you, we have decided that ceiling painting MUST be included in all our home painting services.
I hope that this will help answer if why we have to include painting of ceiling. Do understand our situation as well as the logistical and aesthetic reasons behind this. We recommend you request for our no obligation painting viewing quotation. Hear from you soon!
From A Happy Painting Services Customer
I had a email recently on how great our painting services were, it came from one of our clients (not someone I know, I did not even meet her face to face). She was so happy with our services, that I feel that I should share with you.
By the way just for your info, we now have house cleaning services as well besides painting services. You can contact us to enquire on both of the services. Here is the email Maple send to us.
Dear Cyrus,
Good morning.
I’m very satisfied with both painting and cleaning service.
A very complete and detail pre-painting inspection was conducted (by Mr. Min). The quotation was reasonable. I was also offered a wide variety of colors and different types of paint. I couldn’t make up my mind at first, because there’re really too many colors to choose from. In the end the colors were decided with assistance from Mr. Min. He gave me some good advice. I’m quite satisfied when I saw the final result after the painting job completed. The 3 workers are also very hardworking and helpful. They helped to paint the main entrance door twice when I commented that it was not glossy enough. The entire painting job of my 105m^2 4-room HDB apartment was completed in two days, which is really fast.
The cleaning service was also very good. Although the 105m^2 apartment looks a bit too big for the 2 cleaners, they did an excellent job to clean every single corner of all rooms, especially the built-in wardrobes and kitchen cabins. There’re some cabins are too high to reach, but they still managed to climb up and clean. I feel that it’ll be better if ladders and vacummn cleaner are provided by their employer, because these are common and necessary equipment and it’ll make the cleaning job safer and more efficient.
Thank you very much!
Yours,
Maple, Ma Yun
Plastic Drop Cloth To Protect Your Furniture While Painting
This is for those of you who have furniture in your home or office, and needed our painting services. Good news for you is that our painting contractors will always cover your beloved furniture from paint, especially while we are painting the ceilings. Droplets of paint which sometimes is almost invisible to our naked eye.
Most of the time, the ceilings are painting in white, unless the owner has special request will we use different colour for the ceiling.
Back to the topic, we will always use a plastic sheet called “Plastic Drop Cloth“, which is usually a 9 by 12 feet in length and breadth. What this Plastic Drop Cloth does is to protect against paint spills and splashes, or even protect vehicles and furniture from dust and dirt.
It is a non slip, waterproof plastic cloth, which is easily spread out. It can be found in most of the paint stores in Singapore, and it is relatively cheap, it will cost around $1.20 to $1.50. For those of you who wants to DIY painting your home, should seriously consider using this for your furniture protection.
For our painting services, we will use around 3 to 4 plastic drop cloth for a 5 room HDB flat, also depending if we are bring more people to paint and the number of furniture in the house as well. So if you are looking to get someone to paint your house, do fill in the no obligation paint viewing form here.
We Do Not Provide Monthly Installment For Painting Services
For the past few months, we have painting services clients asking for installment for the services we are providing. We are not able to do so as we do not have any collaboration with any of the banks here in Singapore.
Here are some of the reasons why we do not take up installment:
1) We pay our laborers in a week. Due to the natural of the service, a very labour intensive one, we have to pay our workers according to how many days they work every week. The banks are not able to pay us this fast.
2) The banks will draw commission from the installment plan. Every bank will draw a certain percentage of commission from the amount that is being charge. We will not be able to profit much after using installment plan. I guess most of you will not be willing as well.
I hope you understand our position, where our work is very labour intensive and time consuming. This does not mean that we will not use credit card installment in the future. We might consider or continue to use the current system. It will depend on the market needs.
Is Our Painting Company HDB Recognized?
The answer to the question above is no. We do not need to receive any recognition from the HDB departments in order to paint HDB flats, be it interior or exterior. Most of the painting contractors or companies are not recognized in Singapore. I have not heard before that HDB department recognized any painting companies in Singapore.
As long as we do not tear down any walls in the HDB flat, we are not required to have any license or recognition from the HDB boards.
This was ask by a customer inquiring on our painting services yesterday, so I found it good to share with you all. However we are a private limited company and we are accountable to our clients and the S’pore Govt (if you know what we mean!)
Choosing Paint Colours For Your Home Can be a Headache
Having headache choosing colour for your walls? To tell the truth, 60% of our clients do not have any idea which colour to choose for their house. So thank God that our contractors know how to choose the most suitable paint colours for your walls.
Here is how we choose the colours:
1) Natural lighting. Depending on the direction your house faces, we will choose the colour accordingly. Reflection also part a part in it too. Please note that Feng Shui is not part of it.
2) Furniture theme: Your overall outlook of your furniture will help us in determining the colours. Please note that if furniture are not there, we are not able to make appropriate recommendations, but you can always tell us the theme or even show us pictures of the furniture you are going to purchase.
3) Floor. Most floor types in Singapore are using wood or marble. And the colour of the floor will be a factor as well.
4) Height of ceiling. This is the most unknown fact in choosing colour for your walls.
That will be all for the choosing the most suitable colour for your house walls. Of course this can only be done when our contractors are there (your home or place of painting) will we be able to advise on the colour of the walls.
Good news is that we offer a free no obligation viewing for your house. There is no charges for the viewing, but if you want to make it up to us, please offer a coffee or tea to our contractors when viewing.

Paint Your House Before Chinese New Year
Time is really running fast this year, 3 weeks ago was only New Year for 2010 greetings from us, soon in 3 weeks’ time it will be Chinese New Year soon. So if you want to paint your house before Chinese New Year, now is the time to take action.
By the way, there are quite a few of the inquiries about Nippon Paint and ICI painting services – both companies have painting services that are just the same as us. The inquiries are about both the companies having a discount for using their painting services, or even giving out free vouchers for other related services.
Do take note that even IF there is a discount or vouchers for other related services, they will still add up (or subtract) to almost the same price as us. Our HDB painting services prices and condo painting services prices do have a distinct advantage over the two companies.
At the same we offer a 2 year warranty for using our painting services, whereas Nippon Paint offers only one year.
Yes, you might be thinking… Will your painting services be just as quality as the both of them? To answer this, we are just as good as Nippon Paint and ICI Paint.
In fact we are so confident that we can do just as good as them — that we offer a longer warranty than them.
You can always use our Free No Obligation House Viewing to decide. We are just as good too…..
P.S. You can download a Guide to Beautiful Paint Colour Combinations to help decide your paint colours. Make your home more beautiful this coming Chinese New Year!
